So you’ve decided it's time to buy that Lake Michigan lakefront vacation home you've been dreaming about since you can remember. Here are five tips to help you get started. 

1. Choosing the right lakefront property

Do you want lakefront property with littoral rights or property that belongs to a Home Owners Association with a shared association beach? 

2. Environmental Considerations

Are you looking at property that has been designated to be at high risk for erosion? Why are some beaches much smaller than others, even if they are very close to each other in distance? Why are some beaches rocky while others have soft, powder sand?  

3. Build, Renovate, or Turnkey?

What are the advantages to buying a used, or previously owned, lakefront home? Does building a new home on Lake Michigan require special permits? Is the lakefront lot conforming or will a special variance be required to obtain a building permit?  If I renovate an existing lakefront home, can I add on additional square footage?
