Back on January 22, I sent out a newsletter with the subject line, "Traditional Beach Cottage". I noted that I thought this was a great deal and that anybody interested should not wait. That cottage received 2 offers the day after I sent out the newsletter and 2 more the following day.

The sad part of this story is that a great client of mine was not able to make it to Michigan until 36 hours after receiving the email. Recognizing the inherent value of the property, my client immediately signed an offer to purchase. Unfortunately, his offer was one of the 4, but not the first. As a representative of my buyer I felt terrible about this lost opportunity. I felt that I let him down. If only I knew he was in the market for another cottage; this time as an investment.

I try my very best to keep my clients up to date with instant listing alerts, the newsletter, and my main websites, thedailylistings.com and lakerealtors.com. I rarely use language like "Great Deal" or "Will not last long!" unless it is truly warranted. I try not to be heavy handed and I am extremely careful to respect the privacy of all my clients. I make it a point not to hound them with telephone calls or unnecessary emails.

Now don't misunderstand. I did make calls, a bunch of them. First, to all Buyers who retained our services through a signed Exclusive Buyer Agency Contract. Second, to those I have had recent communications with and I knew were ready to pull the trigger on the right deal. Third, I called a few subscribers to the newsletter, however, with more than 2000 active readers of this newsletter, it is impossible to guess who is on the sideline and who is seriously looking to acquire property immediately should this type of deal arise again.

Therefore, I am compiling a list of clients who wish to be called the moment I spot a property that I believe warrants their immediate attention.
