Lakefront lots in Union Pier have appreciated from less than 100,000 in the late 1980s when I began my career in real estate, to more than 3,000,000 during the peak markets of 2005 - 2006. While prices have since come down about 20 percent, locating property for sale in Gordon Beach or Gowdy Shores can still be difficult. Most desirable cottages in these areas do not take long to sell if they are reasonably priced. Yes, you can find homes for sale in developments that do not have private beach rights, such as Lakeshore Cottages and Pier Meadows, however, the majority of buyers want deeded beach rights or nothing at all.
